Largest Homes of Fallbrook, CA

I did a search for the largest homes in Fallbrook using a CD-ROM of all properties in San Diego county published by Transamerica, which seems to include all homes built before late 1996. The search engine is a bit weird on the disk, but I think I have found all of the largest homes in Fallbrook proper. (To find Bonsall homes, for example, I think I need to do a separate search for those homes.)

The motivation for this search was the claim that the largest house in San Diego County is found in Fallbrook. This is close to the truth, but not quite. Although I wasn't able to find any larger homes searching around San Diego County on that disk in areas such as Rancho Santa Fe, whose largest homes are around 8,000 square feet, there do seem to be a few larger homes scattered around the county. I'll list them here as I learn about them.

Coronado's Crown Manor at 1015 Ocean Blvd. has 24,000 square feet, originally had 24 bedrooms, and was the home of M. Larry and Sheila Lawrence, former owners of the Hotel Del. It sold for $5.5 million in early 2000, less than half the original 1996 asking price of $12 million, to Steven and Paula Black of Rancho Santa Fe.

The largest house in Fallbrook has 14,125 sq. ft. on a parcel of 14.46 acres, and is one impressive house. Its garden was on the AAUW Garden Tour in 1997, and the house is graciously made available periodically for such benefits. The story is that the owner of the house has the patent on every rivet in every airplane, and so could afford to build a luxurious house.

With the story in the NCT on 3/29/98 that one of the most impressive homes in Fallbrook (the fourth biggest house in Fallbrook) is now on the market, I decided to put online information about the largest homes in Fallbrook. A list of the biggest homes in Fallbrook is at the bottom of this page, and further information about that home is reached by clicking on the square footage.

Because of the restricted search engine on the disk, the list is definitely incomplete at the bottom. The list is probably largely complete to about number 45, but recently-built houses will not be on the list, and I have found a few omissions from that cdrom as well.

Even though the addresses are public information, I have left addresses off to avoid offending any of these property owners and/or making it easier for bad guys to target these houses.

A plot of the house size versus lot size is on the left below. The largest house was left off the plot to show more detail on the remaining houses. It is interesting to note that most of these large homes have lot sizes of 2.5 to 3.5 acres.

A histogram of the house sizes is on the right below. Again, remember that the list is incomplete below about 4400 square feet. The histogram looks pretty much as expected, with a much greater number of houses with smaller square footage.

It is interesting to see when these houses were built. In an older community like Pasadena, the largest houses were built in the early 1900s. In contrast, the Fallbrook housing stock, at least for these largest houses, have been built only recently, starting around 1980 and probably continuing for the foreseeable future. The dip at the end was caused both by a temporary aberration caused by the California recession, and by the incompleteness of the database past 1996. Current data would show a definite uptick from the new homes being built at Brook Hills, Champagne Crest and other new luxury home locations in Fallbrook.

There is also a "secluded 20-acre luxury estate" that cost $4.5 million to build, in the De Luz area of Temecula, not in the above list.
